South Bend 7 is a debt free, high social impact private equity fund that specializes in low income residential properties in the mid-west. We look for areas that are statistically boring with population densities that meet our requirements with a stable economy. Majority of our renters are Section 8 when combined with the fact that we have zero debt, has been amazing during this COVID-19 pandemic. The houses we typically buy are class C-D and are well below market rates, 40-60% is average, providing equity built into the purchase. One of the exit strategies is to build a pool of properties to sell to a larger fund. With already having equity in the fund, that allows us room to negotiate a deal on the assets as well as the cash-flow.
